India's residential market sales value witnessed a one percent rise to Rs 1.47 lakh crore as demand for the luxury and premium housing segments boomed in the second quarter of 2025. 

According to property consultants Anarock's 'Pan India Residential Market' report, the residential sales volume across the top-7 cities (MMR, NCR, Hyderabad, Chennai, Bengaluru, Pune, and Kolkata) plummeted by 20 percent year-on-year to 96,300 units (approx) in Q2 2025. However, the total sales surged by 1%. 

The positive shift in the Indian residential market landscape is primarily due to the three consecutive repo rate cuts by the Reserve Bank of India (RBI), boosting buyers' confidence, driven by a cut in home loan rates, said Anuj Puri, Chairman, ANAROCK Group.

Among the key cities, Mumbai Metropolitan Region (MMR) and Pune retained their leadership positions, accounting for 49% of the total residential sales. However, both markets felt the impact of the broader correction— MMR saw a 25 percent annual drop in sales, while Pune experienced a sharper decline of 27 percent. 

Chennai, in contrast, stood out for its relative stability, posting a 13 percent growth among the top 7 cities in the second quarter of 2025.

In Q2, developers launched 28,200 new residential projects in the MMR region, followed by 18,800 projects in NCR, 14,200 projects in Pune, and 11,100 projects in Hyderabad, respectively.

However, with continued global uncertainties, developers have adopted a more measured stance, focusing on completing existing projects and enhancing quality rather than pushing new inventory.

The high-end inventory accounted for 30 percent of the total available inventory. The luxury and ultra-luxury categories accounted for 13 percent and 10 percent of the available inventory, respectively. 

The high-end residential housing inventories were mainly recorded in Bengaluru and Hyderabad. In contrast, NCR, MMR, and Kolkata recorded the most affordable housing units inventories. The mid-segment residential housing inventory was prominent in Pune and Chennai.

India's journey from launching satellites to sending humans into space took a giant leap as Group Captain Shubhanshu Shukla safely returned to Earth after a successful stint aboard the International Space Station. 

Prime Minister Narendra Modi hailed the moment as one of national pride, calling Shukla's mission a “historic achievement” and a “source of inspiration for a billion dreams.”

Shukla, who flew as part of the Axiom-4 mission, is the first Indian astronaut to have ever boarded the ISS, a precursor to India’s ambitious Gaganyaan human spaceflight programme. “His courage, dedication and pioneering spirit mark another milestone in our pursuit of excellence in space,” the PM said.

Union Minister of Science and Technology, Dr. Jitendra Singh, echoed similar sentiments, noting that India has now found “an enduring space in the world of Space.” He emphasized the groundbreaking nature of the mission, particularly the life-bearing experiments conducted in microgravity, an achievement never attempted before by an Indian astronaut.

The successful splashdown in the Pacific Ocean marks the conclusion of a mission that not only demonstrated international collaboration with Axiom Space, NASA and SpaceX but also symbolized India’s growing capability and ambition in the space sector.

All crew members will now undergo a week-long quarantine and debrief with mission partners. According to government sources, Shukla is expected to return to India on August 17, where a hero’s welcome awaits.

Amid the investigation into the devastating crash of Air India flight AI 171 in Ahmedabad that claimed 261 lives, aviation experts are sounding the alarm over a parallel crisis - an influx of misinformation, including AI-generated fake reports and speculative theories that are circulating widely in the absence of timely official updates, according to media reports.

"There is an information vacuum out there, and it's being filled by nefarious actors," said Peter Hörnfeldt, a commercial pilot and aviation educator, in a media interview. "People are wildly speculating without any kind of basis about the causes - maybe with good intentions - but there are also these AI-generated interim reports that are making the rounds," he added.

According to the IE report, multiple aviation professional echoed Hörnfeldt's sentiment, warning that GenAI-generated reports are becoming increasingly convincing - and dangerous. They stressed that very few people have the expertise to distinguish between credible findings and fabricated content.

So far, the Ministry of Civil Aviation (MoCA) has held just one press briefing since the tragic crash, which experts believe has only worsened public confusion and fuelled the viral spread of misinformation.

What the preliminary report reveals

The Aircraft Accident Investigation Bureau (AAIB) last week released its 15-page preliminary report on the crash of the Boeing 787-8 aircraft, shedding light on the sequence of the events.

According to the report, within second of lift-off, both engine fuel control switches of the aircraft transitioned from the 'RUN' to the 'CUTOFF' position - one after the other, just a second apart - leading to the catastrophic shutdown of all engines. The resulting loss of thrust led to the crash that unfolded shortly after take-off.

Fuel samples taken from bowsers and tanks used to refuel the aircraft were tested at the Directorate General of Civil Aviation (DGCA) lab and found satisfactory.

However, investigators noted that only a limited amount of fuel could be recovered from the aircraft's APU filter and left-wing refuel/jettison valve. These minimal samples will now be sent to a specialised lab equipped to test small quantities.

The Aircraft Accident Investigation Bureau (AAIB) has released its preliminary report into last month’s crash of Air India Flight AI171 in Ahmedabad, emphasizing that the investigation’s sole objective is to prevent future accidents and not to apportion blame or liability. 


The report, prepared under Annex 13 of the International Civil Aviation Organization (ICAO) and India’s Aircraft (Investigation of Accidents and Incidents) Rules, 2017, notes that the findings are based on early evidence and remain subject to change.


On June 12, the Boeing 787-8 Dreamliner operating as AI171 from Ahmedabad to London Gatwick crashed shortly after takeoff, killing more than 270 people, including international passengers and college students. Only one person survived the crash, which has become one of the deadliest aviation accidents in India in recent years.

According to the preliminary findings, the aircraft suffered a catastrophic loss of power seconds after becoming airborne. Both engines reportedly shut down within 32 seconds of takeoff after the engine fuel control switches were momentarily turned off, cutting the fuel supply and leading to an unrecoverable stall. The AAIB noted that the investigation is focused on gathering and analyzing data to understand why the switches were turned off and how such a sequence could occur during a critical phase of flight.

The probe is being conducted with participation from international experts, including representatives from the U.S. National Transportation Safety Board (NTSB), Boeing, General Electric, and the Federal Aviation Administration. Investigators from the United Kingdom, Portugal, and Canada are also involved, as citizens from these countries were among the victims.

Air India has said it is fully cooperating with the AAIB and regulators. “We acknowledge receipt of the preliminary report released by the Aircraft Accident Investigation Bureau (AAIB) today, 12 July 2025,” the airline said in a statement on X, adding that it is “working closely with stakeholders, including regulators,” as the investigation progresses. “Air India stands in solidarity with the families and those affected by the AI171 accident. We continue to mourn the loss and are fully committed to providing support during this difficult time.”

Inside the AI171 Crash: Images from the preliminary report reveal the moments before Air India Ahmedabad crash

In the moments after takeoff from Ahmedabad airport last month, Air India Flight 171 experienced a catastrophic series of failures that culminated in the deaths of more than 270 people, according to a preliminary report released by investigators.

The 15-page preliminary report published by AAIB on the Air India plane crash in Ahmedabad reveals that both engines on the Boeing 787-8 aircraft shut down seconds after liftoff, triggering a total power loss and causing the aircraft to lose altitude rapidly before it cleared the airport boundary. The plane, en route to London Gatwick, was airborne for only 32 seconds before it slammed into a nearby medical college hostel, killing students on the ground. A single passenger survived.

At 08:08:42 UTC, the aircraft reached its top recorded indicated airspeed of 180 knots. Moments later, the fuel cutoff switches for both engines were moved from “RUN” to “CUTOFF” within a second of each other, immediately halting fuel supply and causing both engines’ rotor speeds to plummet.

In the cockpit, investigators documented confusion in the final moments. One pilot is heard asking, “Why did you cutoff?” The other replies, “I didn’t.”

The aircraft’s Ram Air Turbine, a backup device that deploys during total power loss, was seen deploying on CCTV footage. Pilots attempted to restart the engines, with Engine 1 showing brief signs of recovery, while Engine 2 failed to sustain power. A “Mayday” call was transmitted at 08:09:05 UTC, but no further communication followed.

Flight data also revealed a possible mechanical or system disconnect. While the thrust levers were found in the idle position at the crash site, data indicated takeoff thrust was still engaged in the seconds before impact.

Investigators have so far ruled out weather, bird strikes, or fuel contamination as factors in the crash. The aircraft was operating within weight and balance limits, with no dangerous goods onboard. Both pilots were medically fit, rested and qualified to operate the flight.

The report notes that a prior FAA safety advisory had warned of potential fuel switch flaws in Boeing 787 aircraft, but Air India had not inspected this particular jet for the issue.

The final moments of Flight 171 were marked by a desperate attempt to restart the engines, a “Mayday” call, and a rapid descent into the medical college hostel, located 0.9 nautical miles from the runway.

Currently, both engines have been recovered and quarantined for forensic analysis, and the wreckage has been secured for detailed examination. Investigators are analyzing cockpit voice recordings, flight data, and post-mortem reports for insights into the crash. Limited fuel samples have been sent for high-sensitivity testing.

So far, no safety warnings or grounding advisories have been issued for Boeing 787-8 aircraft or GE GEnx-1B engines. The Directorate General of Civil Aviation and the Aircraft Accident Investigation Bureau continue to lead the investigation as the families of those on board await answers.

Air India Flight 171 Crash Timeline: Engines shut down seconds after takeoff, preliminary report finds

Boeing said Saturday that it is supporting the investigation into the crash of Air India Flight 171 in Ahmedabad, which killed more than 250 people, and has deferred to India’s Aircraft Accident Investigation Bureau as the lead authority under international aviation protocols. “Our thoughts remain with the loved ones of the passengers and crew on board Air India Flight 171, as well as everyone affected on the ground in Ahmedabad,” the company said in a statement.

The American plane maker added that it would “continue to support the investigation and our customer,” noting that it would defer to India’s AAIB to provide information about the crash “in adherence with the United Nations International Civil Aviation Organization protocol known as Annex 13.”

The statement came after India’s AAIB released a preliminary report into the June 12 crash of an Air India Boeing 787-8 Dreamliner that killed 241 people on board and 30 people on the ground. The aircraft, en route to London Gatwick, remained airborne for only 32 seconds before crashing into a medical college hostel near Ahmedabad airport, just under a nautical mile from the runway. Only one passenger survived.

Investigators found that during takeoff, both engine fuel cutoff switches were moved to the “CUTOFF” position, cutting thrust to both engines. Although the switches were reset to “RUN” seconds later, the engines did not recover in time, and the aircraft lost altitude. The report noted that the aircraft had reached a top airspeed of 180 knots moments before the switches were flipped within one second of each other, causing rotor speeds to drop sharply.

The aircraft had undergone recent engine overhauls. In 2018, the Federal Aviation Administration in the United States issued an advisory warning that the fuel cutoff switches on the 787 could be accidentally triggered and recommended protective guards, but Air India had not implemented the non-mandatory advisory.

The investigation is being led by India’s AAIB, with technical support from Boeing, the U.S. National Transportation Safety Board, the FAA, GE Aerospace, and the U.K.’s Air Accidents Investigation Branch, in accordance with the ICAO’s Annex 13 guidelines.

When Priya Nair was announced as the first woman to lead Hindustan Unilever Limited (HUL) in its 92-year history this week, it marked a milestone not only for the country's largest fast-moving consumer goods company but also for gender representation across corporate India’s upper echelons.

But for Nair, who steps into the role of CEO and Managing Director on August 1, 2025, the moment is also a testament to quieter, deeply personal lessons learned from the woman who inspired her earliest sense of purpose: her mother.

“My strongest female role model has been my mother,” Nair wrote in Storyboard18 in 2022, reflecting on the formative influence that shaped her leadership. Her mother, a doctor who runs a small clinic in the alleys of Mumbai, has spent decades caring for underprivileged patients, charging minimal fees and serving through the COVID-19 pandemic, even after contracting the virus herself.

“It’s from her that I have learnt the power of purpose, to keep yourself going at all costs,” Nair wrote. “If you are fortunate enough to discover your purpose, which I have in my work, you will have the strength to manage all volatility and uncertainty.”

She wrote: "I have learnt that it is the power of the inner compass that gives you conviction, energy, and optimism." 

Nair’s appointment comes at a time of transition for HUL as Rohit Jawa steps down after a short tenure. Having led Unilever’s beauty and wellbeing business globally, Nair returns to lead HUL with nearly three decades of experience building some of India’s most beloved brands and shaping category strategies in a rapidly changing market.

But beneath the strategies and quarterly results lies a leadership philosophy anchored in two lessons learned from her mother: the power of an inner compass and the commitment to lifelong learning. Even in her late seventies, Nair’s mother attends seminars and keeps up with medical advancements, taking notes diligently and sharpening her practice.

“This learning agility is very critical in management,” Nair wrote, adding that the fast pace of change requires leaders to continuously learn not just on the job but also from peers and industry. It is a mindset that drove her to enroll in a Harvard Executive Leadership Program after 25 years of corporate experience, returning to the classroom to refine her skills.

“My mother has raised two successful daughters,” Nair shared. Her sister is a respected surgical oncologist at Tata Hospital, and Nair herself is now poised to lead one of India’s most valuable companies, influencing the lives of millions of consumers across the country.

Nair’s journey stands as a reminder that even the highest offices in corporate India are often built on the quiet, steadfast examples set at home. As she prepares to lead HUL into its next chapter, the lessons learned from a mother who serves with humility and purpose will continue to guide her through the complexities of business — and beyond.

“We definitely need more women who raise their daughters strong,” Nair concluded.
